Property Information

Pinewood Estate Homes is the first residential launch in "The Next Chapter" of Jumeirah Golf Estates, developed by Wasl. It is an upscale gated community offering contemporary 3 and 4-bedroom estate homes (townhouses) surrounded by landscaped parks and championship golf courses.

Amenities

• Championship golf courses
• Clubhouse & Country Club
• Swimming pools
• Fitness centre
• Jogging & cycling tracks
• Parks and children's play areas
• Wellness facilities
• Tennis courts

Location

Pinewood enjoys excellent connectivity:

• Dubai Marina ~10 minutes
• Downtown Dubai ~20 minutes

Investment Perspective

Pros

• Located within one of Dubai's most prestigious golf communities.
• First phase of a major masterplan, which may support long-term capital appreciation.
• Developed by Wasl, a government-backed developer.
• Limited release of around 247 estate homes, creating relative scarcity.

Considerations

• Handover is scheduled for late 2028, making it more suitable for medium- to long-term investors.
• Entry price is higher than many townhouse communities, so the investment thesis is primarily capital appreciation rather than high rental yield in the near term.

For an investor focused on premium villa communities, Pinewood Estate Homes is among the stronger new launches in Dubai due to its location, limited inventory, and the long-term expansion of Jumeirah Golf Estates.

CAPRI REALTY is a 15-year-old boutique real estate firm specialising in the sales of villas and townhouses.
